Martin Bester has more than 25 years' experience in residential, retail, commercial and industrial property management, with a particular passion for the sectional title sector, having served on the board at the National Association of Managing Agents as well as an advisor to the national government’s Sectional Title Regulations board. Martin was also one of the first managing agents to join the Green Building Society of South Africa and acted as a consultant for the first Multi-Unit Residential certification tool. Over the years, he has managed portfolios for both private clients and listed funds and REITs, always with a focus on adding real value. Known for his hands-on approach and practical problem-solving, Martin believes in building strong, lasting relationships with clients based on trust, transparency, and service excellence. His dedication ensures that every client feels supported and confident in the management of their property investments.

Germarie Jooste is an experienced property professional with 17 years of experience in the property industry and a strong background in retail, commercial and mixed-use property management. She has developed a well-rounded understanding of portfolio management, centre operations, tenant relations, leasing, financial management and asset performance.

Throughout her career, Germarie has gained valuable experience managing prominent retail environments before taking on the management of a diverse mixed-use portfolio. Her experience spans the day-to-day management of retail, commercial and residential properties, working closely with landlords, tenants, service providers and operational teams to ensure properties are managed efficiently and strategically.

In her current role as Portfolio Manager at Spire Property Solutions, Germarie is responsible for overseeing a diverse portfolio and is passionate about building strong relationships, driving operational excellence and creating positive outcomes for both property owners and tenants.

With a hands-on approach and a strong commitment to service excellence, Germarie brings practical industry knowledge, leadership, and a genuine passion for property to every portfolio she manages.

Esta Stieler is a retail property and portfolio management professional with more than 14 years of experience spanning property administration, lease management, leasing, centre management, and portfolio oversight. She brings a commercially focused approach to property performance, underpinned by strong financial management, operational insight, stakeholder engagement, and project delivery expertise.

Her career has progressed through a range of leadership positions, including Centre Manager, General Manager, Leasing Manager, and currently Portfolio Manager at Spire Property Solutions. This progression has equipped her with a comprehensive understanding of retail property operations, leasing strategy, tenant relationships, financial controls, and the factors that drive sustainable asset performance.

Throughout her career, Esta has managed diverse property responsibilities, including budgeting, financial reporting, leasing, tenant engagement, debtor management, compliance, risk management, facilities oversight, and capital projects. She has been involved in major shopping centre redevelopments and refurbishments valued between R18 million and R75 million, coordinating stakeholders, managing tenant relocations, and supporting project delivery in line with commercial and operational objectives.

In her current role at Spire Property Solutions, Esta is responsible for portfolio oversight, financial performance, client reporting, compliance, and stakeholder engagement. She works closely with clients and internal teams to ensure effective property management, mitigate risk, and support long-term portfolio value
